I am Ryan O'Connell, a REALTOR and property manager based in Fredericton, New Brunswick. I work with buyers, sellers, and investors who want a Realtor who is responsive, honest about trade offs, and around long after the deal closes.

My story

From a smaller scale, hands-on start.

I started in real estate the way a lot of New Brunswickers do: with a tool belt before a license. I bought my first rental in my mid twenties, learned what plaster repair smells like at midnight, and decided I would rather know the trades than just call them.

Today I split my time between two things. I represent buyers and sellers as a licensed Realtor. And I run Regiment Creek Property Management, which looks after a portfolio of residential rentals across greater Fredericton. The two roles inform each other constantly. When I walk a house with a client I am also reading it as a building, a tenant magnet, an asset over time.

What that means for you: when I tell you a roof has five years left, or that the basement smells like efflorescence and not just damp, I am not guessing. And when I tell you a number, it is the number I would pay if I were the one buying.

How I work

A few non-negotiables.

One Realtor, the whole way.

You will work with me directly. Not a junior. Not a rotating team. The person who answers your first text is the person who hands you keys.

Plain numbers.

Pricing strategy, commissions, closing costs, repair estimates. All written down in plain language before we make any commitments.

No pressure tactics.

If a deal is not right, I will say so. The market will give us another one. Your relationship with me is the long game.

Trade network at hand.

Inspectors, lawyers, mortgage brokers, electricians, snow plows. Years of property management means a deep bench of people I actually trust.

Two angles on every house.

The home you want and the asset you are buying. I read every property both ways, even if you never plan to rent it.

I stay in touch after.

Once we close, you still have me. Contractor referrals, market updates, refinance timing. The relationship outlasts the transaction.
