Devon was its own town until amalgamation. That history shows in the street pattern: tight, walkable, with corner stores and small businesses interspersed with single-family homes. The St. John River trail runs along the south edge of the neighbourhood. Marysville's mill heritage area sits just to the east.

Young families looking for an affordable single-family home with character. Right-sizers who grew up here and want to come back. The occasional investor picking up a duplex on a quiet street.

Most single-family stock falls in the $310,000 to $440,000 band, with bungalows and small two-storeys representing the bulk of activity. Larger or recently renovated homes can climb above $475,000. Duplexes for investors typically trade $375,000 to $525,000 depending on condition.

The honest tradeoffs

Older housing stock means oil tanks and 100 amp electrical service are common. Always inspect carefully. Some streets are tight on parking. River-adjacent pockets need a careful look at flood-zone status before insurance.
