A historic mill town on the Nashwaak that became part of Fredericton, with a tight-knit feel, older homes with character, and a value gap to the south side that buyers keep noticing.

The character

Older brick storefronts, a heritage mill complex, walking trails along the Nashwaak. Houses are predominantly 1900 to 1960 stock, on lots that feel residential rather than suburban. Schools are a short drive, and the river trail connects to the downtown trail system across the walking bridge.

Who buys here

First-time buyers who want a real house instead of a condo and are not afraid of older systems. Trades who can do their own work. Families happy to be on the north side for value, and downsizers from larger Nashwaaksis homes who like the heritage feel.

Price range, 2026

Most homes sit between $300,000 and $475,000. Updated character homes on the better streets can push to $525,000. Larger Pepper Creek properties on bigger lots run higher. Real fixer-uppers occasionally surface under $300,000.

What I would flag

Older heating systems are common, including some oil tanks still in service. Knob and tube wiring still exists in pockets. None of this is a deal-breaker, but the offer needs to be priced for what it is. Always condition on a thorough inspection and get the oil tank age in writing.
