Price ranges, 2026

Mid-century single-family homes typically run $370,000 to $475,000. Larger or recently renovated stock can climb past $500,000. Split-levels and back-splits in the Forest Hill area trade higher than mid-century bungalows on smaller lots.

The streets I steer buyers toward

The Cliffe Street area for walkability to Wilmot Park. The Forest Hill area for newer stock and bigger lots. The Sunset Drive and Tracy Boulevard area for established mid-market activity. The Riverside Drive corridor for variety, with attention to flood status.

The honest tradeoffs

The Westmorland Street Bridge can back up at peak times. Older housing stock often means oil tanks and 100 amp service. Limited new construction; if you want brand new, you are looking at the south side or new-build pockets in Hanwell.
