The riverside corridor heading west out of Fredericton. Older established homes, pockets of newer construction, and the kind of water views buyers fall for fast. Worth a careful look at flood maps before you fall.
Long, linear, riverfront. The Woodstock Road traces the St. John River for kilometres past Islandview, with homes ranging from 1960s ranches on deep lots to modern custom builds with river-facing decks. Trees, frontage, and a 10 to 15 minute drive into downtown.
Buyers who want a view and a yard, often retiring or downsizing into a custom build with river access. Families who can pay a premium for waterfront. Some investors looking at properties with strong rental appeal for short-term stays.
Older inland homes start around $375,000. Riverfront properties run $550,000 to $1.4 million depending on house, lot, and water frontage. Land alone, when it surfaces, can fetch $200,000 to $400,000 for a buildable riverfront lot.
Flood zones. Some properties in this corridor are inside designated flood plains, and post-2018 insurance is a different conversation than it was a decade ago. Always pull the flood map, ask about historical water marks, and confirm sump and drainage detail before getting attached.
